Equity Release Council (formerly SHIP - Safe Home Income Plans)

The Equity Release Council is now the new trade body providing consumer information and safeguards regarding the equity release industry.


After almost 20 years of enhancing the awareness of equity release schemes SHIP has now been relaunced as the Equity Release Council. The aim is to bring greater awareness to the potential of the post retirement products that are available and broaden its membership to include advisers, solicitors, surveyors and any other interested parties.


The rules of engagement for providers will remain the same and it will be a self regulated trade body that helps to ensure the interest of customers.

It is supported by the leading providers of equity release schemes who agree to the following points: -
Clarity in product literature, including costs, moving house & tax situation All ERC/SHIP plans carry a "no negative equity" guarantee The client's legal work will always be performed by the solicitor of your choiceThe right to remain in your home for life 


Equity Release Supermarket will only deal with lifetime mortgage companies who are Equity Release Council (SHIP) members. This ensures that all the above product features are present in all the equity release plans we recommend. Therefore, you can be rest assured our principles match those laid down by the Council.

 Both Lifetime Mortgage & Home Reversion Plans are now fully regulated by the FCA. Therefore, consumer protection is always available, providing peace of mind & the backing of the financial ombudsman should a complaint ever be made regarding equity release advice.


A solicitor is required to act on your behalf & it is advantageous if your solicitor is experienced in dealing with equity release plans.
The solicitor is required to sign a SHIP certificate which confirms they are satisfied that you, the applicant, fully understand all aspects of the plan.
